But while your mortgage payment might be the number you focus on most, it’s just one part of the bigger picture. Like any major life investment, homeownership comes with a few “hidden” costs, some of which are predictable, others that catch new homeowners off guard.

Property Taxes, Home Insurance and Home Owner’s Association Dues
Your overall monthly mortgage payment will typically include property taxes and home owner’s insurance, but it’s still important to be aware of these “added” costs and budget for them. Keep in mind you can also shop around a little bit for insurance so you can find the best coverage for the lowest price.
These costs vary by location, and they can change over time based on property value or coverage needs.
HOA dues (if applicable) are not part of your typical monthly payment but are used toward your overall qualification. The dues are collected by the Association either on a monthly, quarterly or annual basis.
We always tell our clients to focus on the overall payment and if they can afford it.
When quoting payments we will always include our estimates of taxes and insurance. This will give you the whole picture of what your payment will look like.
Furnishing
Prioritize what you need right away and take your time with the rest. Furnishing your home is a process, and building it piece by piece allows you to stay within budget while still creating a space you love.
When we help clients take advantage of grants or assistance programs, it can free up personal savings that would’ve otherwise gone toward upfront costs. That extra cushion can be used for the things that make your house feel like a home, whether it’s a new sofa, a washer and dryer, or simply stocking your kitchen with the basics.
Utilities and Services
When you move from renting to owning, you may start covering expenses that used to be included, such as water, garbage pickup, or landscaping. Your utility bills might also go up if you’re moving into a larger space or switching to a single-family home.
The good news is that you have some control. Small upgrades like energy-efficient appliances or smart thermostats can help you save.
When you’re calculating your monthly expenses and trying to see if you can afford to buy, don’t forget to check for the average price of these utilities in your area just so you can get a full picture.
Major Repairs and Replacements
Eventually, your roof, water heater, or HVAC system may need attention. These aren’t everyday expenses, but they are worth keeping in mind for the long term.
If you want to plan ahead while you’re looking for homes, ask about the age of major systems during your home inspection. Having a timeline can help you budget smarter.
Routine Maintenance
Speaking of repairs and replacements, we should also just mention the smaller cost of routine maintenance.
Homes need a little TLC from time to time to make sure nothing is broken and everything is working efficiently (which can also save you money in the long run by not letting small issues turn into larger issues!).
Things like cleaning gutters, changing air filters, sealing windows, etc., help prevent bigger (and more expensive) issues down the road.
Think of this as protecting your investment. Setting aside a small monthly “house fund” can make unexpected repairs feel less stressful!
